The legal work that the Letting Agency might undertake can involve drawing up a legal contract with regard to the property being let either unfurnished or furnished, verifying the financial background of the proposed tenant, and ascertaining that the building is in a safe state. And in the event of the building needing to undergo repairs – a collapsed loft area being one example – it would be the Letting Agency’s responsibility to get in touch with either local builders, local electricians or local plumbers.
And often it is possible for the Letting Agency to ‘make special deals’ with these particular local companies. However, the payment for such services would still rest with the Owner.
