The Role of the Letting Agent

Three core roles govern a Letting Agent’s main requirements, those being finding a tenant and verifying that the tenant is financially sound and is not likely to default or have a problem, using a web site and taking a picture of the property, and suggesting and agreeing a price.

And providing a good web site is a focal feature of the Letting Agent’s likely success. A Letting Agency’s role can vary in accordance with the wishes of the Landlord. It can not only find a tenant but also can also do the legal work involved and manage the property if the Owner so wishes it. However, it is still the Owner’s responsibility to maintain the building. And the Letting Agent will advise the owner in this respect. It will verify that the Property Insurance – and also the Contents Insurance – is valid for letting. The Letting Agent may also have to liaise with the Inland Revenue regarding the property since it may need to verify tax liabilities.
